Referral Fees
The truth is that there are a huge number of appraiser directories in the online
marketplace today. Many are extremely reputable and do lead to additional
workload for the appraisers who list their. There owners are committed to
helping you grow you business and market to either consumers or lenders to drive
traffic to their sites and to your listings. That is a fact.
However we spent a lot of time researching and listening to
appraisers all around the country talk about some of the negatives with these
directories. Being listed number 55 or 60 in a given county for example. Being
asked to pay exorbitant fees to list within the directory only to have your
listing fall to the bottom as more professionals joined the directory. In some
cases, seeing little if any additional work as a result of your listing while
lining the pockets of someone who created the site without your interests in
mind or a commitment to see your business grow. Management companies who
simply built the directories as a source to farm out work while discounting your
fees by as much as 50%. All of this feedback has been gathered, allowing
Appraisers123 to build the Appraisal Cooperative on a new premise. One that
meets the challenges of today's difficult financial environment and allows
appraisers from all around the country to stand and work together.
All of you have worked tremendously hard to build your client
base for whom you currently work and receive orders. However, where the
opportunity lies with your current clients and those that you will attain in the
future is through referrals. How many of your clients are currently
lending in other states? More than likely the answer to the question is
most of them. What if you had the tools and a community to which you could
create referral opportunities for yourself and your fellow members? What if you
had the platform to successfully list, negotiate, and execute on an appraisal
referral and profit from those opportunities? In this difficult marketplace we
are currently in, are you not looking for some additional income opportunities?
Those opportunities are right here within the Appraiser Cooperative.
How Do the Referral Fees Work?
Ok so how much can you really make? The answer to that
question really falls back on you. How aggressive can you be to offer your
clients the ability to facilitate their orders throughout the country, not just
in your home territory. How active are you on the referral board in terms of
listing and accepting referrals? How much you can make is really up to you.
The Appraiser Cooperative is designed to be worked by and for
appraisers. We do not set any limitations on what the appraiser referral fees
will be. The details for these referrals are worked out mutually between the
appraisers themselves. Referrals opportunities are posted on the referral
board for all members to see and bid on. For example an appraiser in
Maryland lists an appraisal referral opportunity in the state of Pennsylvania.
Those appraisers who are licensed in the state of Pennsylvania and cover that
area have the opportunity to accept that referral and negotiate the referral fee
back to the original listing appraiser. The listing appraiser can then
accept or reject those referral fee offers until they meet an acceptable fee
that is agreed upon by both parties. It is at that time that the Appraiser
Cooperative lends its support to the transaction. Both parties will
execute a referral agreement and submit it back to the Appraiser Cooperative to
ensure it is carried out and that payment of the referral fee is made.
The Appraiser Cooperative will track the orders which have
had a successful referral agreement executed on them and ensure that the
appraisal is completed as required and that the listing appraiser receives the
agreed upon referral fee. Failure by the accepting appraiser to pay the
agreed upon referral fee will result in their immediate removal from the program
and from any and all benefits including directory listings, website services,
etc.
How Am I Paid My Referral Fees?
Members of the Appraiser Cooperative are asked to setup
Google Checkout Accounts as part of their setup process. While not required,
these checkout accounts will be utilized for members to issue payments to their
fellow members for their referral fees. For those members who wish to
utilize another service such as Paypal or 2CheckOut, they are free to do so.
However those transactions will be made outside of the Appraiser Cooperative
site and as a result Appraisers123 accepts no responsibility for their
successful execution nor will we be able to support the collection of those
referral fees should the accepting appraiser fail to make payment.
Appraisers123 is in no way connected or associated with
Google Checkout. We simply find it to be a useful tool and a strong payment
gateway for us to support the referral fees between our members. Plus you
receive additional an additional $10 bonus for setting you your account and have
zero processing fees until 2008 which we found to be a pretty good deal.
Ok So What Do I Have To Do?
To get started now, simply follow the 4-Step Process outlined below:
1 - Register With Appraisers
123 and join the Appraiser Cooperative
Complete our simple
Signup Registration Form and
submit it to us by fax, e-mail or mail. We will need you to completely fill out
the form with all the information required. Once we receive your completed
registration form, we will send you via email a Registration Confirmation and a
outline of the steps to finalize your setup including the Google Checkout
option. As soon as you receive your confirmation, you are eligible to
participate in the Appraiser Cooperative referral Program. Please note, every
appraiser is required to submit as part of their setup a signed W9 form in the
event referral fees exceed $600 per calendar year, a 1099 IRS Form will be
issued as required by law.
2 - Create Referrals
Talk to your best clients. Let them know you can support or facilitate their
appraisal requests even outside of your home territory. Let them know you have
the most powerful appraisal community at your disposal and at their service.
Talk to your fellow appraisers about the opportunity that the Appraiser
Cooperative represents and grow the membership base.
3 - Bid on Referrals In Your
Coverage Area
Submit bids on appraisal opportunities within your coverage area. Be honest and
fair with your fellow members in terms of your expectations for the referrals
and watch your business grow. Increase your income and expand your client based
by providing outstanding service on each of the referral orders you complete.
4 - Get Paid
Take advantage of the tools offered for accepting payment on your referral fees.
Trust that once you execute a Referral Agreement, the Appraiser Cooperative will
support the collection of your referral fee 100%.
